Record Producer Selling Doheny Estates Home

HOLLYWOOD HILLS—David Anderle, who has produced albums for recording artists such as Amy Grant and Rita Coolidge, is selling his Spanish-style villa for $4.75 million. It is located in the Doheny Estates area of Hollywood Hills West, where real estate trend data indicates home sales have experienced considerable highs and lows since last April. Perched on a knoll at 9212 Cordell Drive, the 3,813-square-foot estate, billed as a historic 1925 Hollywood speakeasy, features three bedrooms, three and a half bathrooms, a beamed living room with a fireplace, a formal dining room, a kitchen, a breakfast room, among other attributes, according to its Hilton & Hyland real estate listing. Standout features include an artist's studio, "a room where the high rollers used to play," a wine cellar and a library.

Public records indicate that the property was sold for about $270,000 in August of 1974. Since then, as of June 2010 when an assessment was last done by the Los Angeles County Assessor's Office, the home has undergone approximately $121,000 worth of structural improvements.
Trulia.com states that the single family home's current price is proportional to that of prices listed for homes of similar size and style, but it is twice the average of all Hollywood Hills homes. Redfin.com estimates that at an asking price of $4.75 million with a $950,000 down payment, a 30-year mortgage at a fixed rate of 3.875 percent would run $17,869 a month.
Anderle, the home's owner, worked as an executive producer for A&M Records with Grant and Coolidge as well as with recording artists such as Judy Collins, Kris Kristofferson and David Ackles.
