WOODLAND HILLS—A $2 billion senior housing project called Viva L.A. Warner Center is set to begin construction in mid-2027. The site will include four towers standing 34 to 42 stories high. The project spans 2.2 million square feet on a 4.7-acre site.
There will be 3,192 new units for seniors, 266 units for on-site staff, over 60,000 square feet of non-residential space, and 823 parking spots. All of the units will be reserved for seniors earning between 30 and 80 percent of the area median income, which in Los Angeles County ranges from $22,695 to $60,250.
Viva L.A. Warner Center is being developed by Wellpointe, which projects the complex will open in 2029.
Los Angeles Mayor Karen Bass championed the Ed1 policy, which allows the city to streamline the approval of affordable housing projects by reducing approval wait times.
The project is being funded through a mix of public and private sources, including tax-exempt bonds, tax credits, and support from HUD. Viva L.A. Warner Center will be located at 6400 Canoga Avenue in Woodland Hills.
